Being a local independent partnership, we have continuously grown since inception in 1991 to now having over 120 employees within our branches covering Swansea, Llanelli and surrounding areas. We are extremely proud to note that over 60% of our team have been with us for over 10 years, with many of these being 20 years +, this is due to the investment in our team’s training and development along with the encouragement for our staff members to grow individually alongside the business.

1. Residential Lettings Property Management and Client Support
Dawsons, Swansea's leading Estate Agency, which is well established in managing properties throughout Swansea and surrounding areas, is looking for a suitable candidate to join their busy, experienced, and motivated residential lettings property management department.
Along with our current team of experienced property inspectors and property management coordinators based throughout our 5 lettings offices covering the geographical area of Swansea to Llanelli, the successful candidate will be responsible for the maintenance coordination within our busy Mumbles office.
Dawsons pro-active approach to lettings and our ability to provide our clients with a quick and efficient personal service is foremost in our thinking. Main Responsibilities:
- Liaising with tenants and landlords on all aspects of direct property maintenance and services reported by either party or identified as a result of property inspections.
- Liaising with Dawsons and client contractors, along with warranty/guarantee service providers.
- Organisation and the completion of legal requirements of both landlord and agent with regards to yearly certificates, any annual, 5 and 10 yearly inspections.
- Facilitating quarterly property inspections, by liaising closely with Dawsons property inspectors.
- Several key administration office duties.
- Pro-activeness demonstrating skills that both retain and build a client base of managed and occupied properties.
The Individual:
From the very outset along with all of our staff from our showroom-based negotiators through to our administration and accounting teams, our property maintenance coordinators are the face of Dawsons, assisting their managers in developing and growing each office.

2. EXPERIENCED Residential Lettings Property Manager
Dawsons, Swansea's leading Estate Agency, who are well established in the management of properties throughout Swansea, Llanelli and their surrounding areas, are looking for a suitable candidate to join their busy, experienced, and motivated residential lettings property management and review team to ensure Dawsons landlords and tenants receive effective, customer focussed property management during their tenancy.
Along with our current and experienced property management team, the successful candidate will be responsible for several key roles and the geographical areas covering our Swansea offices.

The key areas of the role, amongst many other aspects, will involve:
- Planning and conducting routine property visits, arranged through the department by the use of desktop and remote software systems.
- Reporting directly to the branch and department managers alongside experienced members within the department, as well as liaising closely with other members of the residential lettings team. Ensuring our landlords, tenants, contractors and colleagues are fully abreast of actions you have taken, programmes of work and progress and recording the same to the property management system.
- Assisting the property management’s team ‘office based staff’ with telephone enquiries and maintenance requests from landlords and tenants. This will include liaising with our trusted third parties involved with the successful completion of a repair, addition or upgrade within a managed property, along with obtaining competitive quotations where required.
- Liaising with contractors to plan and carry out authorised repairs/projects, and to monitor the on-going repair/maintenance projects through to completion.
- Processing contractor invoicing, through liaising with our internal accounts department.
- Planning and conducting end of tenancy vacation inspections, arranged through the department with the use of desktop and remote software systems.
- To collate and submit evidence to the Tenancy Deposit Scheme (TDS) in the event of a disputed deposit, including any evidence required as part of an adjudication case and dealing with any Insurance claims.
- Plan and co-ordinate a personal and team monthly diary for end of tenancy inspections and routine property visits, in conjunction with other inspectors and the department as a whole.
You will be expected to:
- Comply with Dawsons Employee Handbook including your Health and Safety responsibilities
- Comply with all current legislation affecting the business
- Be a good team worker – supporting and promoting all of our services and departments
- Ensure all management systems are kept up to date and maintained
- Ensure that only approved and suitable contractors are instructed
- Delivering excellent customer service at all times
- Peer check all management visit reports

4. Residential Lettings Client Finance Clerk
Dawsons Swansea’s Leading Lettings Agency with 5 dedicated branches across Swansea and Llanelli, is looking for a suitable candidate to join their busy, experienced, and motivated residential lettings accounts department based in our Swansea (Walter Road) branch.

Along with the current and key accounts staff, the successful candidate will be responsible for general accounts and book-keeping, as well as day to day interaction with clients, and staff throughout the department. This is an ideal opportunity for someone either looking to start their career in accounting or develop their career further, within a fast moving and interesting industry.
The Role, will be responsible for;
- Receiving rental payments and allocating to the correct account.
- Preparing the rent returns and rental statements to clients.
- Liaising with the managers regarding charges to be made to client accounts.
- Recording expenditure on the database.
- Ensuring that monthly payments are received and chasing when needed.
- Answering queries from tenants, and landlords.
- Performing bank reconciliations.

- Comply with the companies’ standard procedures and all statuary legislative and regulatory requirements effecting letting agency.

6. Saturday Viewing Assistant
We are offering an exciting opportunity to join Swansea’s biggest, truly independent leading estate agency as Saturday Sales Negotiator to join our highly successful teams across our branch network.
The role will require excellent communication skills over the phone and face to face. You need to hungry, driven, smart, professional and deliver outstanding customer service, in a confident mature manner.
Key Responsibilities:
- Assist clients on accompanied viewings
- Assist customer enquiries both in person, over the telephone or via email
- Maintain updated records on the client database.
- Current driving licence essential.
- The ability to commit to in-house training during the week as agreed is advantageous.
- During holidays/sickness, we do have the opportunity to provide overtime, however, this is not guaranteed.
- Office opening hours Saturday 9 am - 4 pm
