Sellers Guide

At Dawsons we understand one of the toughest decisions when selling your home is determining the most appropriate method of sale to maximise your return, fit with your timescales as speed may well be the determining factor, together with having a committed buyer.

As you would expect from Swansea’s leading agent, we can provide you with the option of three methods of sale, whether that is Private Treaty, Traditional Auction or Modern Online Auction.

Our highly experienced and knowledgeable valuers will be happy to discuss with you the pro’s and con’s and more importantly what is best suited to you, so that you can be safe in the knowledge you are getting best advice.

Sellers Guide to Auction

Selling your home at Public Auction is easy and you have the assurance of a committed buyer and legal exchange of contracts.

Sold means sold. The buyer cannot back out of the sale or attempt to reduce their offer.

No risk of broken property chains or buyers changing their mind at the last minute.

Sell within a matter of weeks, with the benefit of competitive & transparent bidding – Multiple bidders compete to buy your property at Auction and the sale is Final!

The timescale for selling at Auction is normally 6 to 8 weeks, from booking your property into Auction until completion of sale. Of course, that can be flexible depending on your requirements. Your buyer works to our timescales.

Selling at Auction costs less than most people think. You also have the option of passing all your costs to your buyer, effectively selling for free!.

There is no upper limit to the sale price achieved at Auction, but fortunately there is a lower limit and that is known as the reserve price. Your home will not be allowed to sell for anything less than the agreed reserve price.
